WE SUPPLY
- Hire and supervise building employees
- We use outside payroll services for building employees
- Arrange remedy of any and all orders or violation affecting
the premises
- With board approval, solicit bids and negotiate contracts
for various services using our years of experience in getting
the best prices
- Purchase supplies on behalf of the board with a limit of
$1500.00
- Arrange for all appropriate insurance through competitive
bidding
- Arrange for experts and consultants as required to conduct
special studies and or services, with prior approval of the
board.
- Prepare invoices for monthly charges, late fees, etc.
- Prepare letters in connection with non-payments by owners
- With the approval of the board, initiate formal legal proceedings
against owners.
- Attend to the complaints of residents. Notify the board of
any complaints which the agent deems unreasonable
- Prepare monthly management statements supported by submitting
copies of all invoices and bank statements.
- Prepare and maintain an accurate and full set of receipts
and disbursements (other than books of accounts maintained
by the client’s accountant)
- Prepare an operating budget with the aid of the co-op’s
accountant for the client reflecting anticipated income and
expenses for the fiscal year.
- Advise Board of Directors regarding compliance with respect
to law rules, regulations, etc
- If required, attend monthly meetings of the Board and the
annual meetings of the shareholders.
