of Hudson View Associates Inc. since its inception in 1986.
Mr. Gold is a licensed real estate broker, and President of Vanguard
Financial Inc., commercial mortgage brokers. Mr. Gold has 20 years
experience in all facets of property management and sales. He was
a managing agent for major lending institutions and court appointed
receivers during the 1980’s and 1990’s. He also serves
as a consultant for not for profit organizations and self managed
cooperatives.
Prior to joining the real estate industry, Mr. Gold
was Manager of Purchasing for an international engineering company
for 13 years.
He was responsible for spending in excess of 60 million dollars
per year. Mr. Gold has extensive hands on experience in negotiations
and overseeing capital improvement projects, such as roofs, plumbing,
elevator modernization, boilers, energy management systems, electrical
upgrades, & lobby and hallway renovations. Mr. Gold serves
as a member on the board of directors for a number of cooperatives.

Licensed Real Estate Broker and Assistant Property Manager.
He
also heads up the closing department, assisted by Mini Fernandez.
Mr. Levine handles all sales and rentals for Hudson View Associates
in all five boroughs. He is in charge of appraising, marketing,
and advertising properties for sale or rent. He has closed over
$10 million dollars in sales and rentals. Mr. Levine works closely
with both the buyers and sellers to assure smooth transactions,
from first time buyers to seasoned real estate investors.

Comptroller and Licensed Real Estate Broker.
He joined the family
business in 1964, just four years after the company was started.
In the early days, he was responsible for
integrating computers into every aspect of the business to improve
efficiency, accountability and accuracy. Since that time, he
has worked with a private software company to develop our current
computer
system which allows Hudson View to track rents, monthly maintenance
charges, and up to the minute updates on shareholder accounts.
Mr. Levine also heads up the accounts payables/receivables department,
which issues computerized checks and can track payments made
to vendors, staff, and contractors. He is a hands on owner and
operator
of properties in Manhattan, Bronx, Queens, and New Jersey for
over 30 years.

In 1972 joined
the family owned real estate business which was started in 1960.
One of the first owner’s in Washington Heights
to convert a rental building to cooperative ownership. In 1982,
he converted a 243 unit building with 6 elevators and 190 car garage
to a cooperative. He is a hands on owner of properties in Manhattan,
Bronx, Queens, and New Jersey for over 25 years. He has owned and
managed over 75 properties during the last 25 years.

Office Manager
Responsible for all areas covering the operation of the office
including payroll, billing, collections and non payment proceedings.
Mrs. Fernandez handles: sales, sublet and alteration applications.
Prior to joining Hudson View, she was a customer service representative
for a major lending institution. Mrs. Fernandez is currently pursuing
an Assocaite Degree as a para legal.
Marina

Director of Property Management
15 years experience in Property Management, Licensed Real Estate
Sales person, and RAM Certified.
Extensive experience in all areas of management from luxury white
glove properties on Fifth Ave., Madison Ave., and the United Nations
vicinity to Coop and Condos in Riverdale and Manahattan. She posses
hands on experience in the conversion of a 1200 unit state subsidy
housing complex to a private rental project, worked with DHCR,
HPD, Section 8 and government agencies. She is fluent in English
and Spanish. Mrs. De La Rosa has a BS/BA in Business. Marina brings
to Hudson View a wealth of knowledge and experience in all facets
in the field of multifamily Real Estate Management.
